QUICK ANSWER

How do you become a real estate salesperson in New York?

For a new applicant, the main New York requirements are to be at least 18, complete approved qualifying education, pass the New York State real estate salesperson examination, be sponsored by a New York State licensed real estate broker, and submit the salesperson license application.

1. Complete the required New York qualifying education

New York's current salesperson application materials state that new applicants generally qualify by completing a Department of State-approved 77-hour salesperson course. Older qualifying-course pathways still exist for people who completed certain earlier course requirements, so applicants with older education should review the state's current application instructions.

2. Pass the New York State salesperson examination

The state salesperson exam is a separate licensing step from the coursework. The Department of State says applicants must pass the New York State real estate salesperson examination before applying for the license.

Study from the official curriculum rather than assuming a fixed question count for every topic. The curriculum covers agency, legal issues, contracts, finance, land use, construction, valuation, fair housing, mathematics, insurance, condominiums and cooperatives, commercial and investment property, property management and other subjects.

3. Find a sponsoring New York real estate broker

A New York real estate salesperson cannot operate independently. The salesperson license is associated with a responsible broker, and the state's licensing materials require sponsorship by a New York State licensed real estate broker.

When applying online, the applicant identifies the sponsoring broker. The application then remains with that broker for approval before the license is generated.

4. Apply for the salesperson license

After meeting the education and examination requirements, complete the state license application and provide the required sponsoring-broker information. New York's application instructions currently list a $65 salesperson application fee, but fees can change, so verify the amount on the official application before submitting.
